Roof Inspections in Alexandria, Done Safely and Shown in Photos

We check your roof from the drip edge to the ridge, plus the attic underneath, using tied-off ladders and fall protection. You get photos of what we found, what caused it, and an honest read on whether it needs work now, later or not at all.

Why an Early Look Saves Money

Leaks rarely announce themselves on day one. A rubber boot around a plumbing stack splits, a seam of chimney flashing pulls loose, or a row of shingles loses its adhesive strip in high wind. Water can soak the decking for months before anything shows on a ceiling. Catching those spots early keeps the fix small.

Book one when your roof has a decade and a half or more behind it, after a strong storm, ahead of buying or selling your home, or when something just looks off. It also means you stay on the ground. Falls from pitched roofs are a common way homeowners get hurt, and we have the harnesses and anchors to do the climbing for you.

Our Inspection Checklist, Roof to Attic

  1. 01

    Shingle wear and seal strips

Bare spots where granules have washed off, cracks, cupped edges and tabs that lift by hand all get noted. When granules pile up in the gutters, the asphalt mat is losing its UV shield and aging faster.

  2. 02

    Flashing at every penetration

Valleys, sidewalls, skylights and chimneys are where water usually finds a way in. We look at step and counter flashing for open seams, rust and sealant that has dried and cracked.

  3. 03

    Vents, boots and exhaust caps

Years of sun and freeze-thaw split rubber pipe boots. We also make sure bath fans and dryer ducts vent outside through the roof rather than into the attic.

  4. 04

    Decking and soft spots

On sections that are safe to walk, we test for flex underfoot, a sign the plywood or OSB beneath has started to rot.

  5. 05

    Attic ventilation and moisture

Up in the attic, daylight showing at nail lines, darkened sheathing, frost residue and soffit vents buried in insulation all tell a story. Weak airflow overheats shingles in summer and sets up ice dams in winter.

  6. 06

    Gutters and drainage

Gutters that sag or fill with debris send water back behind the drip edge. If yours need work, we will tell you and point you to our gutters service.

When to Schedule an Inspection

  • Grit collecting at the downspouts

Some loss right after a new roof is expected. Ongoing buildup from an older roof means the shingles are wearing down.

  • Ceiling stains or a stale attic smell

Brown marks overhead or musty air upstairs most often come from flashing or a worn vent boot, which is not always right above the stain.

  • Ice dams over the past winter

Heavy ice at the eaves after a Northern Kentucky cold snap usually signals heat escaping into the attic and poor airflow. Meltwater pools behind the ice and works its way under the shingles.

  • Lost or folded shingles

Wind raises tabs and breaks their seal. Once a shingle shows a crease, it keeps lifting until it rips away.

  • A roof approaching its rated lifespan

Asphalt shingles wear out gradually. An inspection tells you how many good years remain so you can plan ahead rather than scramble.

How Inspection Day Runs

  1. 1

    Safe setup comes first

Ladders go on firm, level ground, tied off at the top and kept away from doors and walkways. We ask that kids and pets stay inside or well clear of the ladder base while we are on the roof.

  2. 2

    The roof surface

When the pitch and weather allow, we walk the roof clipped into harnesses. A wet, frosty or very steep roof stays unwalked; we work from the ladder and use a camera pole to see the rest.

  3. 3

Attic and underside of the deck

If you are comfortable with us going inside, we climb through the hatch to see the sheathing from below, along with insulation and vent openings. We stand only on joists and light the path as we go.

  4. 4

We walk you through the photos

You see each problem we found, why it happened and how urgent it is. If something needs work, we explain whether roof repair will do or whether roof replacement makes more sense, and you get a free estimate for it.

What Affects the Cost After the Inspection

The inspection itself is free. What you pay afterward depends on what we find, and we price any work line by line before you decide. For new customers, we offer Limited Time — $50 Off Your First Service Call.

Type and spread of damage
Resealing one vent boot is a small job. Rotted decking under a leaking valley means tearing off shingles and replacing sheathing.
Roof pitch and access
Steep or tall roofs need more fall protection and roof jacks, which adds setup time for a safe job.
Layers and materials
A roof with two layers of shingles, or one matched to a discontinued shingle, changes both labor and material choices.
Ventilation fixes
Adding ridge or soffit vents to correct attic moisture is extra work, but it protects whatever roof sits on top.

Roof Inspection Questions

Does the inspection cost anything?

No. Checking the roof and attic, going over the photos and explaining what we saw costs you nothing. If you decide to move ahead with work, the estimate for it is free too.

How long will you be at my home?

Plan on roughly an hour, depending on roof size, pitch and whether we go into the attic. Roofs with several valleys, dormers or skylights take a bit longer.

Do I need to be home?

It helps. With someone there to let us in, we can get up through the attic hatch and go over each picture together before we leave. If you are away, we inspect the outside and talk the results through with you by phone afterward.

Is an inspection a pitch for a new roof?

It isn't. Plenty of roofs only need new flashing or a handful of shingles. Our recommendation follows what the photos show, and when a repair will last for years, that is the advice you get.

Can you help after a storm with insurance?

We document wind and hail damage with photos and explain what we see, which you can share with your insurer. The adjuster makes the coverage decision. If there is real damage, our storm damage repair page covers what comes next.

Why not just check the roof myself?

Scanning the roof from the yard with binoculars is a good habit. Going up a pitched roof without a harness and a secured ladder is a real fall risk, and much of the damage that matters hides under shingle tabs and around flashing.
