Roof Repair in Alexandria, Set Up Safely and Fixed at the Cause

A ceiling stain shows where water landed, not where it got in. We track it upslope to the part that actually failed, such as flashing, a pipe boot or a lifted shingle, then make the repair from a roof we have rigged for safe footing before anyone steps out.

When Fixing Beats Replacing

A leaking roof is usually not a worn-out roof. The trouble tends to sit at one or two weak points: a neoprene pipe boot split by years of sun, step flashing that slid out of place along a sidewall, or a few tabs whose sealant strip gave up in a gust. Correct those parts and the rest of the roof can keep shedding water for years.

Repair makes sense when the shingles still hold their granules, the decking is firm underfoot and the damage is limited to one area. If we find brittle shingles across every slope or soft plywood in several places, we will tell you, show you photos and explain why roof replacement may cost less over time. That answer comes with reasons, not pressure.

What Our Roof Repair Covers

  1. 01

    Leak tracing

We follow the water path from the attic stain up the rafters and underside of the deck to find the entry point. Water often travels several feet along a truss before it drips.

  2. 02

    Flashing repair

We reset or replace step flashing, counterflashing and chimney flashing, and reseal where the metal meets brick or siding. Caulk alone over failed flashing only buys a season.

  3. 03

    Pipe boots and vents

Cracked rubber collars around plumbing vents are one of the most common leak sources we see. We replace the boot and check the surrounding shingles and nails.

  4. 04

    Shingle and ridge cap replacement

Missing, creased or cracked shingles are removed, and new ones are woven in, nailed in the correct zone and sealed down.

  5. 05

    Decking spot repair

If the plywood or plank under a leak has softened, we cut out the damaged section and install new sheathing before reshingling, so the patch has something solid to hold.

Clues That Your Roof Needs Fixing

  • Stains on ceilings or sheathing

A brownish ring on a bedroom ceiling or dark patches on the attic sheathing mean water is slipping past the shingles and underlayment. Caught early, the repair usually stays confined to one area.

  • Shingles in the grass

Once the adhesive strip ages, wind can pry tabs loose. When one shingle blows off, the nails and underlayment under it are left open to the weather.

  • Raised nail heads

Freezing and thawing through the seasons makes the decking swell and shrink, which works nails up through the shingles above them. Every lifted head leaves a small path for water.

  • Leaks near a chimney or skylight

When a leak appears only during hard, wind-blown rain, the cause is usually flashing at a wall, chimney or skylight curb.

  • Granules collecting in the gutters

A new roof sheds some granules. A lot of them from an older roof means the asphalt is losing its sun protection and turning brittle.

How a Repair Day Runs

  1. 1

    Ground setup first

We set the ladder on firm, level ground, tie it off at the eave and mark a drop zone below the work area. We will ask you to keep children, pets and cars clear of that zone until we finish.

  2. 2

    Roof rigged before work

On steeper roofs we install anchors and use harnesses, plus roof jacks and toe boards where footing needs help. We do not work on a roof that is icy, wet or in high wind; we reschedule instead.

  3. 3

    Find, photograph, fix

We open up the suspect area, photograph what failed, and make the repair with matching materials. You see the pictures before we close it up.

  4. 4

    Cleanup and magnet sweep

Old shingles and flashing go into bins, not your flower beds, and we run a magnetic sweeper over the drive and yard so no loose roofing nails are left behind.

What Affects Your Roof Repair Price

We price each repair only after seeing the roof, and you get the scope in writing before we start. Ask about our current offer: Limited Time — $50 Off Your First Service Call.

Slope and height
A steep two-story roof calls for anchors, harnesses and longer setup than a low one-story slope. That safety setup is part of the work, not an add-on.
Hidden damage below
Rotted decking or wet underlayment means more material and labor. We can't tell until the area is opened up, so we let you know as soon as we find it.
Location of the problem
Swapping a pipe boot goes fast. A chimney, valley or skylight curb needs more cutting, flashing and sealing to be done right.
Finding matching shingles
If your shingle line is discontinued, we may need a close substitute, and certain colors take time to track down.

Roof Repair Questions

Can you match my existing shingles?

Usually we can get close. Older shingles fade, so even the same product will look a little brighter at first. If your line has been discontinued, we bring samples so you can pick the nearest match before we install it.

Do I need to be home during the repair?

Not necessarily, but we need attic access if the leak is being traced from inside. We also like to walk you through the photos before we leave, which works best in person or by phone.

Do you repair roofs in winter?

Yes, on dry days above freezing when the roof surface is safe to stand on. Shingles also seal better in milder temperatures, so a temporary dry-in may come first and the final seal-down follows when conditions allow.

My roof was hit by a storm. Is that a repair or an insurance claim?

It can be either. If the damage came from hail or a wind event, our storm damage repair page explains how we document it for your claim. We describe what we see, and your adjuster makes the coverage decision.

How do I know you are not overselling a new roof?

We show you photos of every problem we find and explain why each one matters. If a repair will hold, we price the repair. One of our roof inspections is also an option if you want a full condition report first.
